Seri Pajam Development breaks ground on SPD Tech Valley in Negeri Sembilan

SENAWANG (May 20): Seri Pajam Development Sdn Bhd held a groundbreaking ceremony for SPD Tech Valley, their first industrial development in Senawang, Negeri Sembilan on Monday. The development has a gross development value of RM3 billion.


The 523.23-acre industrial park is slated to be the first Southeast Asia’s LEED for industrial cities and communities gold-certified industrial park and the first managed industrial park that adheres to ESG (environmental, social and governance) standards in Negeri Sembilan. 


“SPD Tech Valley is expected to be a new economic driver for Negeri Sembilan, with the expectation of creating more than 40,000 job opportunities in the future through the manufacturing and service sectors as well as bringing in foreign and local investments that will contribute significantly to the state,” said chief minister of Negeri Sembilan Datuk Seri Aminuddin Harun, who officiated the ceremony, in his opening address. 


He added that he hopes that the foreign direct investment (FDI) to Negeri Sembilan for 2024 will exceed RM7 billion achieved in 2023. 


Meanwhile, Seri Pajam Development CEO Thomas Ten Wee Seong said that the development will be fully managed by Seri Pajam. “Seri Pajam Development will hold 20% of this industrial area to develop business to show our commitment to continuous growth and innovation.”


SPD Tech Valley will offer two types of factories — ready-built and built-to-suit. The ready-built versions will be detached factories with 32 units and cater more to medium industrial activities. 


The built-to-suit factories will cater to medium and heavy industry players. There are 57 medium industry lots (of which 32 are ready-built versions) and 21 heavy industrial lots, which are for sale. In addition, there are 24 lots for light industrial use, which will not be sold and used as an intelligent warehouse where the developer will manage and provide temporary storage facilities for occupiers of SPD Tech Valley. 


Besides providing factories, the industrial park also includes a solar power generation centre, river water treatment plant, a recreational park, a vocational centre called Centre of Excellence, centralised labour quarters and commercial hub. There will also be a business and leisure support centre where there will be a boutique hotel as well as petrol and electric vehicle charging stations in the park.


SPD Tech Valley is located among industrial zones such as Kawasan Perindustrian Senawang Baru, Kawasan Perindustrian Senawang, Kawasan Perindustrian Tunku Jaafar and Sungai Gadut Industrial Park. It is accessible via the North-South and Lekas highways.
